The fifth Favorte Stock commercial building at Tähetorni Tehnopark got its rafters
Real estate developer Favorte and Eventus Ehitus celebrated a rafter party last week to mark the fifth stock-office building in Tähetorni Tehnopark reaching its maximum height. By the end of this year, 5,000 m2 of energy-efficient commercial space will be added to Tallinn's largest modern business park.
"We are now halfway through the construction of Tähetorni Tehnopark. Approximately 50% of the total planned volume - 60,000 m2 - will be completed by the end of the year. The strong growth in the number of businesses and employees, the expansion of the rooftop solar park, and the refinement of working practices with each building have contributed to the development of a functional and active business environment," said Rainer Hinno, Favorte´s Member of the Board.
According to the Favorte’s executive, the rental market is seeing a surge in activity. "Expansion plans that had long been put aside in a distant drawer have become relevant again. In the past two weeks, we have signed lease contracts for 3,800 square metres in various parts of the city," says Hinno, describing the current interest in stock-office type space with low ancillary costs.
The Mäeküla 9 commercial building consists of 240-980 m2 leasable spaces that combine warehouse, office and sales under one roof, with several clients combining them into units of 1,200-1,700 m2. On average, the proportion of office and warehousing facilities in a commercial space is 22% and 78% respectively. A solar park of optimum capacity will be installed on the roof, and the electricity generated will be available to tenants without grid service charges. Automation & heating and cooling control systems for each unit individually, will help keep ancillary costs under control.
At the time of the rafter party, 65% of the commercial space in the Mäeküla 9 stock-office building had already been leased. The tenants of the new building continue the general trend of the business park - Tähetorni Tehnopark mainly accommodates companies whose business is related to e-commerce, as well as companies involved in the sale of various technical equipment and different types of maintenance. "From our point of view, the development of Mäeküla 9, both on-site and in terms of sales, has gone according to plan, and the strategic and long-term vision has contributed to the successful realisation of the project," says Hinno.
