Second phase of the Lucky 4 business quarter completed

Real estate developer Favorte has added 4,400 square metres of modern office and warehouse space to the Laki business district. The first companies have already moved into the Mustjõe 39 and 39a commercial buildings. The buildings were constructed by Mitt & Perlebach, the lead designer was Ehitusinsener OÜ and the architectural design is by LOOB Projekt.

Mustjõe 39 and 39a are stock-office buildings in which high-ceilinged warehouse or retail space and an office are combined in a single unit. The buildings also include separate office units. The solution is designed for small and medium-sized companies that want to receive, store and sell goods and meet their clients in the same place, saving time and logistics costs.

According to Favorte project manager Karl Luha, the everyday needs of tenants came first in designing the buildings. “In planning Mustjõe 39 and 39a, we took into account what our tenants have asked for most over the years: the warehouse and office need to be together, goods need to arrive right at the door, and the space needs to be able to grow with the company. Construction went according to plan and the result is both practical and representative,” said Luha.

According to LOOB Projekt architect Jüri Pilliroog, the aim was to strike a balance between a representative exterior and a practical layout. “In designing the building, we started from the possibilities of the plot and the wish to combine a modern and representative exterior with practical and flexible spatial solutions that support the daily operations and growth of the companies in the building. We hope that the building will offer its users long-term value and create good conditions both for the development of businesses and for a pleasant atmosphere for the people working there,” added Pilliroog.

The Lucky 4 business quarter is located on the border of the Haabersti and Kristiine districts, near Mustamäe tee. The first building of the quarter, Laki 4, is already complete and home to several companies. The city centre is about nine minutes away by car, and via Tammsaare tee and Järvevana tee you can reach Ülemiste, Tartu maantee and Peterburi tee without driving through the city centre. Paldiski maantee leads out of the city towards Keila, and the Forelli bus stop is five minutes away.

The buildings use energy-efficient solutions that keep service charges low: in 2025, the average service charge across Favorte’s rental portfolio was 1.6 euros per square metre. Tenants have dedicated parking, and the office units already have a kitchenette. Currently available are five office units of 34–88 square metres and one 315-square-metre stock-office, of which 235 square metres is warehouse or retail space and 80 square metres is office. The rent is 10.50 euros per square metre per month plus VAT. More information about the development is available at lucky4.ee.

Mustjõe 39 and 39a belong to the Favorte Stock brand. Favorte is the largest owner and developer of stock-office buildings in Estonia. With more than 30 years of experience, the developer has created 95,000 m² of commercial space, with a further 175,000 m² in planning. Nearly 200 companies from more than a hundred different fields operate in Favorte’s buildings.
