Invest in your company’s future – go from tenant to owner at Väo Business Park

At the Jõesaare 3 commercial building now rising in Väo Business Park, stock-office space in a Favorte development can for the first time be not only rented but also bought. The building will be completed in November 2026, and three independent commercial units of 503.4–1,620.4 m² are currently for sale at €1,450/m² + VAT.

Renting keeps capital free and leaves your hands untied while your space needs are still changing. But when the need is settled and long-term, it is worth running a second calculation: a monthly payment of the same order of magnitude would start building your company’s own assets. Let’s look at exactly what is for sale, how the purchase works and when ownership makes more economic sense than renting.

Three commercial units for sale

The Jõesaare 3 building has six independent units, currently sold as three premises. Each has a warehouse or production area with an adjoining office, showroom or retail space. Units can be combined, and the layout can be adjusted before completion.

Buy or rent?

Both options are available at Väo Business Park. The Jõesaare 3 units are for sale. On the neighbouring plot, Jõesaare 10 is being completed at the same time, where five stock-office units of 416–543 m² are available for rent — the whole building can also be leased if needed.

Renting suits you if your space needs may change or grow quickly in the coming years, if capital is better kept in your core business, or if you prefer the landlord to carry the building’s management, maintenance and repair risk.

Buying suits you if your space needs are settled and long-term, if the company has its own financing, and if you want the cost of your premises to build the company’s assets over time.

Why buy?

Every payment builds the company’s assets. A rent payment is 100% an expense. With a loan payment, only the interest is an expense — the principal moves to the company’s balance sheet as equity.

Reinvested profit keeps working. In Estonia, profit retained in the company is not taxed. Money invested in property keeps working inside the company, whereas taking the same money out as dividends incurs income tax.

Property is collateral. Your own property strengthens the balance sheet and creates a collateral base that can later be used to finance new investments.

Full control over your premises. You design the space around your own processes and can plan long-term investments in fit-out on your own schedule. If plans change, you can lease the unit out or sell it on.

A modern stock-office solution

Stock-office means that warehouse, production, office and showroom are under one roof and at one address. Goods, equipment and people move within one building — eliminating intermediate warehouses, rent for two locations and daily trips between office and warehouse. Clients and partners can be received in the same building where the goods are stored.

The Jõesaare 3 units are designed for multiple uses: the same unit works as a wholesale warehouse, an e-commerce fulfilment centre, small-scale production or a base for an installation or service company. The ratio of warehouse to office space can be changed before completion.

Space and structure

  • Warehouse ceiling height in the single-storey section 6 m to the roof trusses, 7.3 m to the profiled sheeting
  • Warehouse ceiling height in the two-storey section 3 m to the hollow-core slab
  • Ceiling height of the 2nd-floor offices at least 3.9 m
  • Automatic overhead doors 4.2 m high and 4 m wide, with pedestrian doors alongside
  • Maximum point load of warehouse and production floors up to 60 kN, smooth concrete floor with surface hardener
  • External walls of sandwich panels, triple-glazed windows

Building services

  • A energy class and solar panels on the roof
  • District heating: water-based underfloor heating in offices, heater units in the warehouse; per-unit control and a separate remotely read heat meter
  • Ventilation with heat recovery in offices and warehouse
  • Cooling in offices (cassette units)
  • Main fuse 63 A, cabling ready for 80 A; general LED lighting
  • Fibre optic cable, programmable access control, CCTV around the building perimeter, operator-neutral indoor mobile network
  • Per-unit readiness for technical monitoring

A finished space, not a concrete shell

Unlike a typical warehouse building, the buyer does not need to invest separately in interior finishing. The price includes the final finish of the unit: carpet tiles and black-painted ceilings in the offices, ceramic tiles, suspended ceilings and complete sanitary fittings in the washrooms, veneered interior doors and glass doors, and LED lights in both office and warehouse. Warehouse floors are ready for use.

In addition: free parking on the plot, EV charging, wide asphalted manoeuvring and loading areas and access for articulated lorries. Your company’s illuminated sign can be installed on the building’s façade.

Running costs without surprises

In 2025, the average running costs of Favorte Stock commercial premises were €1.6/m² per month, while running costs in older warehouse and production buildings often reach €4–6 per square metre. For a 1,000 m² unit, that is a difference of up to €4,400 a month.

The difference comes from specific solutions: CO₂-controlled ventilation, motion-sensor lighting, solar panels covering roughly 30% of the buildings’ electricity needs, and Favorte’s in-house management team monitoring consumption continuously.

A location that works in your favour

Jõesaare 3 is right next to the Väo interchange — Estonia’s most important transport hub, where the Tallinn ring road meets the Tallinn–Narva highway and through which, according to the Transport Administration, nearly 49,000 vehicles pass every day.

The neighbouring plot is home to Olerex’s Väo centre: a service station, truck wash, business hotel with guest apartments, restaurant and conference centre for up to 200 people. 140,000 people live in the surrounding area — Lasnamäe and Maardu — making it easier to find employees and customers. The “Pirita jõgi” bus stop is 300 m away, and the Rail Baltica route is also planned through the area.

Väo Business Park is a campus of six commercial buildings with a total area of about 21,300 m² on 5.5 hectares — a Favorte investment of around €20 million in the area. Two buildings are complete, two will be completed in November and two are in planning. This means your company can grow here too: expand into a neighbouring building or move to a larger unit in the same established location.
How the purchase works

  1. Choose the unit and layout. The building is under construction, so the layout and the warehouse-to-office ratio can still be adjusted. Units can be combined.
  2. Sign the preliminary sale agreement (law of obligations contract). The down payment is 20% of the purchase price.
  3. Real rights agreement on completion — in November 2026.

The price includes:

  • the final finish of the commercial unit according to the project documentation and interior finishing schedule
  • the fee for building and connecting utility networks (water, electricity, sewerage, heating)
  • readiness for data and security communications
The price does not include: custom solutions, connection and service fees for data and security services, notary fees and state fees (paid by the buyer).
