Favorte and Eventus Ehitus sign construction contract for Tulbi Ärimaja — 6,200 m² of sports and business space to rise in Viimsi
Real estate developer Favorte and main contractor Eventus Ehitus have signed a general construction contract for Tulbi Ärimaja, a commercial building to be erected at Tulbi tee 3 in Viimsi. Construction work will begin in October 2026 and the building will be completed in spring 2027.
Tulbi Ärimaja is an A-energy-class stock-office commercial building with a total net area of 6,200 m². One wing of the building has already been divided between tenants: Padelstar will build a padel centre with six indoor courts on 2,400 m², and an automated 24/7 Fitness gym, open around the clock, will occupy 1,000 m². The other wing is designed as flexible stock-office premises, allowing a company to bring its warehouse, office and showroom under one roof.
The architectural design is by Kontsept Arhitektuuribüroo OÜ.

Eventus Ehitus is our long-standing partner and has built both types of building — that experience weighed as heavily in our decision as the price of the tender. The leases with the anchor tenants are signed, so spring 2027 is a firm deadline for us."
Eventus Ehitus is Favorte's largest construction partner — over more than ten years of cooperation, the two companies have completed more than ten commercial buildings and over 50,000 m² of business space. Joint projects in recent years include Kadaka Trade Center (16,000 m²), two stock-office buildings at Tähetorni Tehnopark (9,500 m² in total) and the Kärmu 1 commercial building in Maardu (6,700 m², 2025).
"Viimsi is an exciting and natural next step for Padelstar, as it allows us to bring high-quality playing and training facilities to the other side of Tallinn and to the residents of Viimsi, and to further expand our community of players. The Tulbi centre will have six courts, including a main court with a run-off area, which creates good conditions for hosting larger tournaments. Spectators will be able to follow the matches from the stands, and the centre will also have saunas and a bar area for players and visitors. As something new, we have paid more attention to private events — a separate area will be built on the second floor where people can spend time after a match or during an event. We plan to open the centre as soon as the interior works are finished, expected in the first half of 2027, with bookings opening around a month before the opening," said Henry Kiviorg, CEO of Padelstar.
Approximately 2,800 m² of flexible commercial space is available for rent in the other wing of Tulbi Ärimaja, suited to service, sports and retail businesses. Rents start from €9/m² and utility costs average approximately €1.6/m². The plot has 97 parking spaces, the roof carries solar panels, and the building is equipped with a programmable access system, video surveillance and ventilation with heat recovery.
The Tulbiõie homes are located immediately next to the business building, giving tenants a customer base on their doorstep. Haabneeme centre is a 5-minute drive away and Tallinn city centre approximately 17 minutes.
