Construction starts on two new buildings at Tähetorni Tehnopark: Mäeküla 13 fully leased before construction begins

Favorte has signed a construction contract with construction company Rand ja Tuulberg AS for the development of two new buildings at Tähetorni Tehnopark – Mäeküla 12 (4,618 m²) and Mäeküla 13 (2,290 m²). Mäeküla 13 has already been fully leased before construction begins, while space is still available in Mäeküla 12. With these new buildings, 8 out of 12 planned commercial buildings at Tähetorni Tehnopark will be in their completion stage.

The Mäeküla 13 commercial building, with an area of approximately 2,290 m², is fully leased before the start of construction, confirming demand for the flexible and energy-efficient stock-office spaces at Tähetorni Tehnopark. The Mäeküla 12 building adds 4,618 m² of new space to the tech park – including 685.8 m² of office and 3,932.6 m² of warehouse or production space – where businesses can set up either in separate units or lease the entire building. Rents start from €7.50/m², and the average ancillary cost in Tähetorni Tech Park buildings is just €1.60/m² per month, which is among the most competitive figures in the commercial real estate market.

Both buildings are part of the Favorte Stock concept, which combines warehouse, office and representative space under one roof and allows companies to take on additional space in the same business park as their needs grow.

The construction works for Mäeküla 12 and 13 will be carried out by construction company Rand ja Tuulberg AS, one of Estonia's most experienced and well-known general contractors, whose portfolio includes commercial buildings, residential developments and public sector projects. The project is led on Favorte's side by Gert Tomingas, while Ivo Tammearu is responsible for lease agreements.

According to Rainer Hinno, member of the management board of Favorte, the rapid leasing of Mäeküla 13 is a clear signal of strong market demand: “The success of Tähetorni Tehnopark is based on a holistic approach – a well-functioning business environment, a clear concept and the opportunity for companies to grow within the same location. The fact that Mäeküla 13 found tenants before construction even began confirms that our solutions match the real needs of businesses – flexible commercial space, predictable ancillary costs and a great location.”

According to Tambet Tasuja, Chairman of the Board of Rand ja Tuulberg AS, the new buildings at Tähetorni Tehnopark reflect well the current direction in commercial real estate, where flexible and energy-efficient solutions are increasingly valued. In the case of Mäeküla 12 and 13, these principles have been taken into account already at the design stage as well as in the planned construction process. “Our role as the contractor in this project is to ensure that the developer's vision is realised with quality and on schedule,” said Tasuja.

Tähetorni Tehnopark is located in West Tallinn, in the immediate vicinity of Haabersti and Paldiski Road, just 12 minutes from the city centre. Approximately 20,000 vehicles pass nearby daily, and the location offers convenient logistical connections to Paldiski Port, the Tallinn Ring Road and Muuga Port. The business park is already home to over 40 companies, including solar roof manufacturer Roofit.solar, innovative packaging solutions provider Heat3, natural cleaning products developer Mulieres, and classic vehicle restoration specialist Benefit AS.

Just 600 m from the tech park, Favorte's new residential development Rehelepa is taking shape. The A-energy class homes of the first phase have been completed, and Phase II is currently on sale. The start of construction at Mäeküla 12 and 13 together with the launch of Rehelepa Phase II marks Favorte's simultaneous progress in both core segments – commercial real estate and residential development – in the West Tallinn area.

The energy efficiency of Tähetorni Tehnopark's buildings is supported by a 600 kW solar park installed on all rooftops, which covers approximately half of tenants' annual electricity needs. Favorte's total investment in Tähetorni Tech Park amounts to €55 million.
