New rise of Mustamäe where construction output is expected to grow

The last 10 years have given Mustamäe a new lease of life and it’s riding a wave of steady growth. The diversely populated district is still a popular and desirable place for young people to raise a family, but also to create future technologies. 

TalTech and Tehnopol Science Park which are largely responsible for the new image of Mustamäe, continue to develop and expand, connecting about 12,000 students and more than 200 innovative companies with thousands of employees to form a large technology campus.

Hence, the increased demand for housing, which has brisked up real estate developers, local rental investors, as well as, for example, the Lidl retail chain, which is peeking across the border, planning to build their two stores in Mustamäe.

However, you will find interesting new developments besides Tehnopol. A new nearly 17,000 m2 commercial building Kadaka Trade Centre (www.kadakatradecenter.ee), which offers rental premises to promote its business in the highly valued Kadaka business district, will soon get a building permit. Hopefully, the project will be completed next year.

We asked Margarita Lykke, the architect of the Mustamäe district, what other interesting buildings we can see in Mustamäe in the coming years, and how the district ensures the well-being of the uninterrupted flow of new residents. 

What kind of projects to improve the infrastructure of Mustamäe are planned to be implemented in the near future?

As regards the area of education and technology, a new state secondary school will be erected at 25 Akadeemia Road, which will be one of the largest public buildings in Mustamäe. Besides, TalTech is planning to expand its campus in cooperation with Tehnopol, by building new facilities.

The North-Estonian Regional Hospital at 19 Sütiste Road will also be renewed and expanded, and in 2021, a psychiatric hospital will be built at 21 Tervise Street. In the near future we will build social housing at 135 Tammsaare Road together with the premises serving it. Several old small shops in Mustamäe will get a new look.

As for roads, the reconstruction of Kadaka Road on the section between Mustamäe Road and Ehitajate Road, as well as between Ehitajate Road and Akadeemia Road is planned in the near future. Further in the future, a connector of Viljandi Road and Tervise Street will be built.

This year, we will build new paved and lit sports and study trails in Mustamäe, which will complete the thematic plan of the Nõmme-Mustamäe landscape protection area. In this way, we support local recreational sports and improve opportunities for spending time outdoors. Also, it’s planned to reconstruct and modernize Männipark, where next winter, people can enjoy skating on the ice rink, and have a hot drink in the café.

Where do you expect new companies and jobs?

Increase in job openings is ensured by the shopping malls and stores. Two Lidl stores will be built in Mustamäe – at 31 Akadeemia Road and 12 Karjavälja. New Rimi shops will soon be built at 101 Vilde Road, and at 167/169 Kadaka puiestee further in the future. In addition, the Mustamäe Centre (102a Tammsaare Road) is expanding soon. The major employers are Tehnopol, medical institutions, North Estonia Medical Centre, the planned psychiatric clinic, the state secondary school, etc.

In which parts of the district do you see a rise in population?

The new apartment building development areas are, for example, on the territory of the former Mustamäe Garden Farm (Mustamäe Aiand), where the construction of apartment buildings has already started. A total of about 740 apartments is planned on Aiandi Street (5-16 Aiandi Street), and about 500 apartments on Rabaküla Street according to detail planning.

Also, we are seeing a rise in population in the areas of Kadaka Boulevard, Kivinuka Street, Mäealuse and Mäepealse Streets. For example, 146 new apartments will be built at 9 Mäepealse Street.
