Half of the buildings completed at Favorte’s Tähetorni Tehnopark: Härgmäe 20 reaches 100% occupancy
A new stock-office building developed by Favorte has been completed at Härgmäe 20 in the Tähetorni Tehnopark. The 3,600 m² building is fully leased and offers flexible business space in the largest modern business park in Tallinn. With the completion of Härgmäe 20, the development of Tähetorni Tehnopark has reached a significant milestone: 6 of the planned 12 buildings have now been completed.
The Härgmäe 20 building is part of the Favorte Stock concept, which brings warehouse, office and showroom space together under one roof and is aimed at companies seeking functional and adaptable business premises. The layouts allow spaces to be tailored to a company’s size and operational needs, and to grow or relocate to another building within the same business park as requirements change. This approach reduces fragmentation across multiple locations and supports long-term business planning.
Tähetorni Tehnopark has been developed as an integrated business environment, with a focus not only on flexible space options but also on lower operating costs and energy-efficient solutions. Modern building automation and centralized management help keep costs predictable, which is increasingly important for companies in both growth phases and more challenging economic conditions.
The Härgmäe 20 building was designed by architectural firm Novarc Group AS and constructed by Favorte’s long-term partner Mitt&Perlebach. The project was managed by Karl Luha, with leasing handled by Liina Tettermann and Ivo Tammearu.
The full occupancy of Härgmäe 20 demonstrates that demand for stock-office type business premises remains strong. Companies increasingly favor solutions that offer flexible space usage, high building quality and more controllable operating costs compared to older commercial properties. According to Rainer Hinno, Member of the Management Board at Favorte, the success of Tähetorni Tehnopark is based on a holistic approach: a well-functioning business environment, a clear concept and the opportunity for companies to grow within the same location. This is also reflected in the tenant profile, which includes e-commerce and logistics companies as well as manufacturing and service businesses that value having warehouse, office and customer areas in one place.
The further development of Tähetorni Tehnopark builds on an already established business environment. The next phase includes Mäeküla 13, a building of approximately 2,290 m², which has been fully leased even before construction begins. In addition, a building permit has been issued for Mäeküla 12, which will add around 4,620 m² of new space to the business park. There are still available leasing options, and early agreements allow companies greater flexibility in customizing their layouts.
Tähetorni Tehnopark is located in Western Tallinn, close to Haabersti and Paldiski Road, with approximately 20,000 vehicles passing daily. The total development volume of the park is 60,000 m², and more than 40 companies operate in the area. Favorte’s total investment in the project amounts to €55 million. The energy efficiency of the buildings is supported by a 600 kW solar power plant installed on the rooftops, covering approximately half of the tenants’ annual electricity needs.
