Favorte and Eventus expand Tallinn's largest technology park

Real estate developer Favorte and Eventus Ehitus have begun constructing a new stock-office aka warehouse/office/showroom type commercial building on Mäeküla 7 property. With the completion of the building, 4,500 m2 of modern commercial space will be added to Tähetorni Tehnopark, that is situated on Paldiski maantee.

According to Tarmo Rammo, sales manager at Favorte, thousands of small and medium-sized businesses are already in need of new energy-efficient and flexible commercial premises that can keep up with their booming business activities and increased space requirements. „Stock-office rental spaces in technology parks best meet the needs of such fast-growing companies, as these commercial spaces can be conveniently enlarged and reconfigured over time without changing location," said Rammo. 

“At Tähetorni Tehnopark, companies are growing with the expansion of the business park. We have had a number of cases where businesses have expanded their operations either using the neighboring units or moving their entire unit to the next commercial building in the technology park, which has been built directly across the road," said Favorte's sales manager. 

The new commercial building will be built by Eventus Ehitus, which is familiar with the construction of warehouse/office/showroom type commercial buildings. "Operating in a challenging sector, we believe in continuous improvement and are always looking for new ways to make the construction processes more efficient. Our stock-office construction techniques have been refined through the implementation of dozens of similar projects to date, and we are delighted to be able to contribute our experience to the development of Tähetorni Tehnopark," said Lauri Kaska, the company's CEO.

The most recent commercial building of Tähetorni Tehnopark was designed by Aigar Roht from Architecture Bureau Korrus OÜ. Although the exterior of the new building will continue the stylish look of the existing buildings, the elongated shape of Mäeküla 7 will open up new possibilities for businesses located there. 

"Lift-up doors have been fitted to the front facade, allowing goods to be moved through the building, in from one side and out from the other. The building is embellished by the use of a differently coloured plaster, which changes from lighter to darker along the front facade. Orange architectural details, such as canopies, add the finishing touch," said Roht.

Mäeküla 7 commercial building will be completed already in the summer of next year. "By the time construction started, about 40% of the commercial spaces in the building were already rented out, so it is worth letting us know as soon as possible if you have the interest. The sooner companies join the process, the more they can have a say in the specifics of the construction of their commercial space," said Rammo. 

To date, 17,000 m2 of commercial space has been completed in Tähetorni Tehnopark, where 23 different companies have already opened their new units. The 20.5 hectare business park development area can accommodate up to 12 commercial buildings, the first three of which have been completed to date.
