A new warehouse nearly 10 000 m2 in size has reached its full height on the border of Tallinn
Real estate developer Favorte and Eventus Ehitus held a rafter party yesterday to celebrate Iru Ärikeskus reaching its maximum height. The commercial building, which will be built on the property at Vana-Narva maantee 3, will be completed this autumn and will add 9,500 square metres of modern warehouse and production space to the Maardu-Iru industrial area.
According to Ivo Tammearu, Sales Manager at Favorte, the development of Maardu's business environment has taken on a new momentum. "In the next few years, several new commercial buildings are going to be built on Vana-Narva Road. The long-awaited reconstruction of the Vana-Narva highway and the Saha-Loo intersection has also started and should be completed by July," he said.
During the roadworks, the road section in front of Iru Ärikeskus will also be repaired, making access to the building safe and smooth for both cars and trucks. The capacity of the highway will also be improved. "According to the Transport Administration, before the start of the construction works, almost 10 000 vehicles passed through the Vana-Narva highway every day, and the new road will increase traffic activity considerably in the future. This will give even more visibility to roadside businesses," added Favorte's sales manager.
The smooth functioning of the connections between Maardu and the surrounding major trade routes is facilitated by the Väo junction completed last year, but not only. "When we talk about the Maardu-Muuga region as an important industrial and logistics hub, we can't forget to mention Rail Baltic. As part of the project, a new multimodal freight terminal will be built in Muuga port, initially handling 4-5 million tonnes of goods per year. This will be a great opportunity for companies setting up in the area to position themselves in the heart of Estonia's most important trade routes," said Tammearu.
According to Madis Lett, Favorte's project manager, the construction of the building is proceeding on schedule. "Despite the difficult times in the construction sector, we have managed to secure the supply of all the most important materials until the end of the construction of Iru Ärikeskus. Both Favorte and Eventus Ehitus have long experience in the construction of stock-office commercial buildings, and this has certainly contributed to our smooth cooperation," said Lett.
The architect of Iru Ärikeskus is Jüri Pilliroog from the architectural firm LOOB Projekt. Although the design of the building has been fixed for a long time and the construction is in full swing, Pilliroog says that it is not yet clear what the inside of the building will look like. "When designing the building, the aim was to create a solution that was as flexible as possible, with the space easily dividable according to the needs of future tenants. Modern businesses need smart and personalised space solutions, and Iru Ärikeskus can provide them," said the architect.
