A business centre with 10 000 m2 warehouse and production premises will be constructed on the border of Tallinn

Real estate developer Favorte and Eventus Ehitus have signed a construction contract for building a 9500 m2 warehouse and production building on the Vana-Narva Road 3 property. The construction will begin in the coming weeks and the building called Iru Ärikeskus will to be completed by the autumn of 2022. 

“Maardu-Iru area is facing a total reconstruction in the coming years – during the next year Vana-Narva Road and Saha-Loo Road junction will be reconstructed, including the road in front of Iru Ärikeskus. The soon completed Väo traffic junction also complements the smooth operation of roads near Maardu and the major transport roads in the surrounding area,” said Ivo Tammearu – Sales Manager of Favorte

Thanks to the completion of long-term infrastructure projects, the potential of the area increases among production and logistics enterprises. “It has always been a good location logistically – in addition to the nearby railroad branches, Narva Road and Tallinn roundabout, the freshly reconstructed Muuga Harbour is only a 10-minutes car drive away. The harbour’s trade turnover is about 40% of all transit goods passing through Estonia,” said Tammearu.

According to Lauri Kaska - Manager of Eventus Ehitus, Iru Ärikeskus is a very exciting project. “Eventus has built about 20 stock-office type buildings; however, each project is challenging in a different way. Today the main problem areas include the availability and cost of materials and the labour force. Like Favorte as the developer, we as the constructor primarily focus on the end users’ needs and the best possible realisation of solutions proceeding from them,” said Kaska.

When designing the building, the aim was to create a highly flexible solution, that would enable to divide the premises according to the tenants’ needs as easily as possible. “Due to that, the exterior walls of the building are like a skin, which is pulled around the bearing construction,” said Jüri Pilliroog from LOOB Projekt Bureau of Architecture to characterise the rising construction. “Despite the fact, that the project of the building has already been finished, it starts to live its own life during the building process and later usage, in order to facilitate the enterprise’s increasing demand for tailor-made business premises,” added Pilliroog. 

“The size of leased premises in the building remains between 350-1130 square metres, whereby different sections can be combined with each other to create business premises with the size up to 9500 square meters. The first leased premises have already been booked and if you are interested, you should respond quickly,” said the Sales Manager of Favorte.
