Kristiine city district's value continues to grow both on commercial and residential fronts

Kristiine is one of the greenest and most diverse districts of Tallinn, where you can find apartments, private and terraced houses as well as a first-class business environment, which provides its residents with all the services necessary for a comfortable life close to home. 

Kristiine, while benefitting from being close to the city centre, continues to show great potential, and the addition of new residential real estate developments makes the area an increasingly popular and attractive living environment. We have also contributed to the development of Kristiine's living environment: Kirsiõis Kristiines, a private apartment building, was constructed in 2020, which made the district more prosperous by 22 new neatly built homes.

From commercial real estate, for example, the area near Laki Street is undergoing rapid development, as a lot of new and renovated commercial property has emerged in recent years. New real estate developments will continuously be added also in the near future – in the next few years, we will extend the front of the west-side commercial buildings on Laki Street to the border of the Kristiine district by building a new business district, Lucky 4 (lucky4.ee). Construction of the first commercial building has begun and the three-storey Laki 4 business building, consisting of sales and office space, will be completed in the third quarter of this year. 

We asked Jaanus Riibe, the city district elder of Kristiine, what awaits the area that has become dear to the people of Tallinn in the coming years and what is the vision of the district government to preserve and increase Kristiine's value.

What projects are planned to be implemented in the near future to improve Kristiine's infrastructure?

The largest of the forthcoming infrastructure projects are undoubtedly related to roads: reconstruction of Paldiski Road (on the section from the railway to the Hipodroom junction), construction of the Tondi railway crossing into two levels and reconstruction of Tulika Street, Linnu Road and Rahumäe Road. Reconstruction of each major road also involves the creation of pathways and sidewalks. In addition, a pathway will soon be built over the railway as an extension to Tervise Street and pathway tunnels passing through the section of the railway viaduct between Endla Street and Paldiski Road, which will create a new convenient connection with the city centre. When building roads, we give most importance to the safety of road users, but also other amenities and the preservation of a green living environment.
 
We will certainly continue to develop parks in the district, build new playgrounds and sports fields. We have aimed to construct new facilities for young people, already this summer, the street workout square will be completed in Lille area, located between Paldiski Road and Endla Street. Next up will be the skate park on Tildri tänav. Every year, new benches and recycle bins are added to Kristiine, we renovate the existing outdoor training fields, install outdoor ping pong tables and other modern outdoor furniture, tidy up parks and playgrounds.
 
Among the public buildings, we are planning the construction of a new building for the oldest and largest hobby school in Estonia – hobby centre KULLO - for the coming years. The agenda includes the demolition of the existing buildings of Kristiine Kindergarten (Rästa Street 3) and Vindi Kindergarten (Vindi Street 3) and the construction of new kindergarten buildings in their place that meet modern requirements. We have plenty of ideas, but it is too early to talk about them.
 
All in all, we are working together to keep Kristiine's greenery and value. Looking forward to the future, I would like us to further expand the network of sidewalks and pathways in the next few years, to invest more in well-being, training areas and playgrounds, and road reconstruction.
 
Where do you expect the emergence of new businesses and jobs?

The favourable location of the Kristiine district near the heart of the city and the railway is a good prerequisite for people to be comfortable moving both within Tallinn and Harju County. This ensures that jobs are close to home and are accessible. There are certain areas in the district where business and production activities are more concentrated (the area of Kadaka Street and Laki Street in the west of Mustamäe Road) and the area along Mustamäe Road with business and service areas, partially the area surrounding Sõpruse Street, Paldiski Road, Tammsaare Road and Nõmme Road.

In which regions do you anticipate population growth in the near future?

The older area of Kristiine district - Lilleküla - is mostly built-up. We see population growth primarily in the Tondi and Järve areas, where several major development projects are already in progress and several in the design phase. From newer residential areas, Kristiine City (Pro Kapital), Lõvirahu Kodud in Kristiine (Astlanda) and Järve Tornid (TTP) are being constructed. 
 
Kristiine as a district close to the city centre with a pleasant living environment continues to arouse interest. The satisfaction level of Kristiine residents is good, but one of the strategic goals of the district is to raise the level of satisfaction to very good. We work hard every day to make it pleasant for everyone here to live and move around.
