Favorte 2025 Highlights: Five Landmark Development Projects 

The year 2025 proved highly successful for Favorte – several major development projects were completed and successfully leased to tenants and residents. Throughout the year, both commercial real estate and residential developments reached important milestones, reinforcing market confidence in Favorte’s solutions.

In 2025, Favorte, in cooperation with Eventus Ehitus, completed a modern 6,700 m² stock-office building at the Kärmu 1 property along the Vana-Narva tee. Favorte’s investment in the project amounted to €5.5 million, and the building was completed in September 2025.

The Kärmu 1 development marked an important milestone for Favorte – with this project, the company has delivered a total of 90,000 m² of modern, energy-efficient commercial space to the market. The new stock-office solutions help companies improve their logistics efficiency and reduce long-term operating costs. Energy efficiency is supported by advanced building automation systems and connection to Favorte’s solar park network, enabling tenants to consume electricity without grid fees. Good public transport connections and access to cycling and pedestrian paths ensure excellent accessibility.

The Kärmu 1 project was managed by Kerli Paltsmar, with sales led by Ivo Tammearu. Some units are still available in the Favorte Stock building.

At the Tähetorni Technopark along Paldiski Road, Mitt and Perlebach began construction of the sixth warehouse building on the Härgmäe 20 property. The 3,600 m² stock-office building will be completed in January 2026 and is already fully leased, confirming strong market demand for the tehnopark. The project was managed by Karl Luha, with sales handled by Liina Tettermann and Ivo Tammearu.

Demand for modern stock-office space has remained strong in this highly active business park. Tenants at Tähetorni Tehnopark include a significant number of fast-growing e-commerce companies, as well as manufacturing and service businesses seeking flexible and energy-efficient commercial space close to Tallinn. Considerable attention has been paid to creating a people-friendly urban environment, including pedestrian and cycling paths and green areas.

Tähetorni Tehnopark is Tallinn’s largest modern business park, with a total planned development volume of 60,000 m². Approximately half of this has already been completed, building permits have been issued for three additional warehouse buildings, and lease agreements have been signed with more than 30 companies. Favorte’s total investment in the project amounts to €55 million.

The year 2025 confirmed Väo Business Park’s strong position as a key business hub in eastern Tallinn. As part of Favorte’s €20 million development, both the Plaasi 2 and Plaasi 4 commercial buildings were successfully fully leased, forming the first phase of the business park.

Companies particularly valued the energy-efficient solutions, flexible spaces, and the strong logistical location near the Väo traffic junction and the Tallinn ring road. The project was managed by Gert Tomingas, sales were led by Ivo Tammearu, and construction was carried out by Eventus Ehitus.

The successful leasing of Plaasi 2 and 4 created a solid foundation for launching the next development phases of Väo Business Park. New commercial spaces are currently under development at the Jõesaare 3 and Jõesaare 10 properties, offering additional flexible solutions for businesses in this rapidly developing area. In total, six buildings with a gross floor area of 21,300 m² will be developed on the park’s 5.5-hectare site in the coming years.

In 2025, Kadaka Trade Center reached full occupancy. The largest multifunctional business center on Kadaka Road (15,000 m²) brings together retail, service, office, and stock-office spaces and has become a major commercial hub. The project was managed by Madis Lett, with sales led by Liina Tettermann and Ivo Tammearu.

Developed by Favorte in cooperation with Eventus Ehitus, the multifunctional center is now home to 46 companies. Tenants value the building’s high visibility and accessibility, energy-efficient technical solutions, and the ability to tailor spaces to their specific needs. Energy efficiency is further supported by a 500 kW solar park.

In 2025, the Tulbiõie Kodu residential development was completed in Viimsi, bringing a private and thoughtfully designed living environment to the market. Tulbiõie Kodu expanded Favorte’s residential development portfolio, complementing the company’s successful commercial real estate projects in 2025.

The compact, gated residential area consists of 16 townhouse units and four detached house plots and is aimed at families who value peace, security, and a strong sense of community. One of Tulbiõie Kodu’s key strengths is its immediate proximity to nature, offering residents year-round opportunities for outdoor activities. At the same time, the development is conveniently located near Viimsi’s center and services and is well connected by public transport.

The 125 m² five-room townhouse units are rated energy class A, equipped with air-to-water heating systems, and designed in line with modern energy efficiency and privacy principles. Additionally, four separate residential plots are available, allowing buyers to build a home according to their personal preferences. The project is managed by Gert Tomingas, with Pindi Kinnisvara as the sales partner.
