Favorte Stock commercial property operating costs remained at €1.6/m² in 2025 

Real estate developer Favorte announced that in 2025, the average operating cost of its stock-office commercial spaces amounted to €1.6 per square meter per month. The result reflects a consistent focus on energy efficiency, smart building systems, and high-quality property management.

According to Rainer Hinno, Member of the Management Board at Favorte, controlling operating costs has become one of the key criteria for companies when choosing business premises. “While operating costs in older warehouse and industrial buildings often reach €4–6 per square meter, modern stock-office solutions allow companies to maintain significantly lower fixed costs,” Hinno explained.

Low operating costs are achieved through a combination of well-thought-out solutions. Building automation systems regulate ventilation based on CO₂ levels, ensuring demand-based and energy-efficient operation. Motion sensor-based lighting reduces energy consumption, while solar panels cover approximately 30% of the buildings’ electricity needs.

An important role is also played by Favorte’s in-house property management team, which ensures high standards of maintenance and upkeep. “Our focus is on daily efficiency – we continuously monitor energy consumption and adjust systems based on actual usage. Data-driven automation provides a clear overview of where costs arise and where optimization is possible. Since property management is handled in-house, we can respond quickly and resolve issues before they escalate, keeping both building quality and operating costs under control,” said Favorte’s Head of Property Management, Illimar Plaser.

Favorte currently offers available stock-office spaces in several business parks in Tallinn. Ready-to-use solutions are available in Kärmu 1 and the Tähetorni Business Park, where companies can select and tailor spaces according to their needs.

At the same time, new buildings are under construction in the Väo Business Park and Lucky4 Business Quarter, scheduled for completion later this year. These developments offer companies the opportunity to join projects at an early stage and customize premises to match their business requirements.
