Favorte and Eventus will build a 6,700 m² stock-office building on the city’s edge

Real estate developer Favorte, in collaboration with Eventus Ehitus, is constructing a new business building along the Vana-Narva maantee. Construction has already begun at the Kärmu 1 property, and the 6,700 m² warehouse building is expected to be completed by fall 2025. Favorte is investing €5.5 million in the project.

Rainer Hinno, a member of Favorte's management board, sees moderate optimism in the stock-office segment of the warehouse market. “This fall, the Favorte Stock team has signed leases for 4,400 square meters across developments throughout the city,” said Hinno, highlighting companies’ readiness to relocate. According to Hinno, Favorte is also launching several new development projects.

The Kärmu 1 business building marks a significant milestone for Favorte. “Once this building is completed, we will have delivered 90,000 m² of modern, energy-efficient business space to the market. During these relocations, we have helped over 130 business clients reduce operating costs and improve their logistical positions,” noted Hinno.

According to Maardu Mayor Aurika Sin-Kerra, the industrial area along the Vana-Narva maantee is becoming an important business hub for the city. “Modern buildings like the Kärmu 1 business center make a strong contribution to regional development. In addition to creating jobs, new services and products will become conveniently accessible to residents, promoting Maardu's sustainable growth,” she said.

Eventus was selected as the construction partner due to its strong proposal, supported by the company’s expertise and previously successful collaboration. “Continued trust from an experienced and demanding client is important because it recognizes the work we’ve done and the years of product development we’ve undertaken. Considering the smooth operation of our previous collaboration models, we’re pleased to be part of the Kärmu 1 project team as well,” commented Eventus CEO Lauri Kaska.

Kärmu 1 is a modern stock-office building where all business spaces include warehouse, production, and office areas. The building's architect is Jüri Pilliroog from the architectural firm LOOB Projekt. Modern building automation and remote management will help keep operating costs under control.

New Pähklimäe bus stops and access to a light traffic road have been established right in front of the business center. The building will also be connected to Favorte's solar park network, allowing tenants to purchase electricity without grid fees.
