Favorte and Eventus have started constructing Väo Äripark

Real estate developer Favorte is constructing a 20-million-euro Väo Äripark right next to the Väo traffic junction. The opening stage will be built by Eventus Ehitus and the first 3,500-squaremeter stock-office commercial building on Plaasi 4 property will be completed as early as the third quarter of 2024.

According to Favorte’s Board Member Rainer Hinno, demand for energy-saving stock-office business premises continues to be high and market segment vacancy is just 3%. “Stock-office is an innovative three-in-one space concept that brings a warehouse, office, and showroom under one roof. This way, business departments do not have to be scattered around the city, and in addition to the synergy created, they can also save on time, logistics, and ancillary costs," explained Hinno.

“Furthermore, we have seen great interest in such new generation business premises: even before the construction began, a third of premises from the first building had been rented out, and negotiations on remaining commercial premises are in full swing. The great benefit of a modern business park is certainly the opportunity to move comfortably around the same location as the need for space changes. As the development expands there will also be more space options. This practice has been used by our clients in the past,” added the head of Favorte.

Väo Äripark will be joined to Favorte’s solar park network. “In a few years, solar panels adjusted on the roofs of our commercial buildings have produced 1,500 MWh of green energy, which is enough to charge more than 38,000 electric cars. Half of this has been used by tenants who can consume the electricity produced without network charges,” said Hinno.

The construction of the first buildings has been entrusted to Eventus Ehitus. “We believe that in order to meet the expectations of the most demanding customers, construction standards need to be constantly raised. In recent years, we have taken several steps forward both in terms of making construction processes more efficient and further developing the characteristics of the final product, especially in the field of warehouse and production buildings, which is why joining the Väo Äripark project is another good opportunity for us to take advantage of our strengths," commented the head of Eventus, Lauri Kaska.

The architect of the development is Jüri Pilliroog from the Architectural Office LOOB Projekt. In total, six commercial buildings with a total area of 21,300 m2 will rise on the 5.5-hectare development area of Väo Äripark. Today, the entire infrastructure of the business park, along with roads and routes, has been completed. Estonia's largest Olerex service station is open on the neighbouring property. To meet pedestrians’ needs, together with the reconstruction of the Väo junction more than three kilometres of foot and light traffic roads were established around the business park.
